  • Keywords: Try to include your keywords in your headline. Don't overdo it. Including your keyword is good for SEO, and tells your reader what your article is about

Link Building Part 1 - Internet Currency

Google loves links! Ever since Google placed a value on the quality and number of links into your web pages, links have become the currency of the internet. You can buy links, sell links, exchange links, or if you're really lucky have people climbing over themselves to link to your site without any interaction on your part whatsoever.

The way Google looks at it is if you have a link pointing to one of your pages then it is seen as a 'vote of confidence' for that particular page. The more incoming links you have, the more votes. It's a simple as that - or is it?

Well not entirely. Google's claim is to "search more sites more quickly, delivering the most relevant results." To this end they have an algorithm (or algorithms?) which they use to rank web pages in their SERPs (Search Engine Results Pages). This algorithm is made up of a multitude of mathematical formulas, each one taken into account when analysing the code and content of a page. The make-up of this algorithm is a strictly guarded secret and remains so to anybody outside of Google HQ (so be wary of any SEO company claiming to be privy to this classified information) and one has to assume that those select few in the know have put their hallowed signature to some sort of confidentiality clause.

A known factor pertaining to this algorithm is that not all links are equal. For instance, ten links from ten quality websites that bare relevance to your own content will far outweigh one hundred links from one hundred low-grade and completely unrelated sites.

Value comes from trusted sources!

Google reward web pages they regard as being trustworthy with Pagerank (PR). In the simplest of terms this is a value between zero and ten that appears in the Google toolbar. Pagerank, in turn, is worked out from a number of factors. These include the age of the site, the length of time the domain has been registered, and - once again - the number of inbound links. You will see sites touting themselves as a PR 5, or a PR 6, etc. in order to sell links or appear attractive for the purposes of reciprocal linking.

But once more this isn't as simple as it sounds. In all actuality the little green bar of Pagerank that appears in the Google toolbar has never been a reliable representation of a page's actual PR. Except for when Google are looking to make an example it only gets updated every three to four months and it is not unusual for a site with a low toolbar PR to rank higher in the SERPs than one whose toolbar PR is higher.

Actual Pagerank is known only by Google and as with everything else that spills forth from deep within the ubersanctum that is Googleplex, Mountain View, California, they're in no hurry to divulge its mysteries to us mere mortals.

First off, search engine optimization is a big phrase but do not be intimidated by it. It is a very powerful method that will get your website a lot of traffic if done correctly for little or no cost. I refer to SEO as the method of making your site relevant for a given topic so that search engines place your site high in searches for that topic. It is a lengthy process that takes a lot of hard work and patience but the dividends are worth it, trust me.

- The first thing to do is to be smart with your decision about what exactly your sites topic is. Be as specific as possible, if you have a site about African American cooking do not target just cooking as it is too broad and will bring visitors that arent looking for soul food. Be thorough in your keyword research which can be done with free tools such as Good Keywords (google it) or http://inventory.overture.com. Be sure to target keyword phrases and not a single word that is relevant to your site. Check the very end of this article for a resource that goes over in a full-length ebook how to research keyword phrases to target.

- Place your researched keyword phrases in four places. One, make sure your most relevant and primary keyword phrase is the first to appear in your keyword meta tag. If you are unsure of what a meta tag is make sure to refer to the e-book site at the end of the article. Meta tags are hidden to the visitor but are read by search engines to determine information on your website. Two, place it in the early part of your description meta tag so that search engines pick up on that keyword phrase as well. Three, put it somewhere in the title of your website. Lastly, make sure it appears a few times in your websites content but do not spam that phrase all over the place. I also recommend having anywhere between 5-10 keywords in your keyword meta tag, but the first four are most important.

- Have unique, relevant website content. Make sure your websites content relates to the primary keyword phrase you are targeting and that it is unique, original content. Search engines have cracked down on duplicate content and penalize websites for spewing their dupes all over the web. It takes more work to write up the new content but like the entire process it is worth it and a big piece of the puzzle.

- Build backlinks by submitting your site to link directories and websites at the top of searches for your targeted phrase, especially if they have a high page rank. If sites linking to your site are relevant to each other search engines love it and will reward you for doing so if you get enough.

- Write unique articles and submit them to article directories like ezinearticles and articlesbase. I advise that for every website you launch that a press release to be sent to prweb.com or other pr sites and 5 launch articles dealing with the topic of your website. These articles should pre-sell your website or service but not by describing it, it should provide the similar information or summarize the content of perhaps a recipe database or an e-book. This article is a perfect example, I want to inform the masses of my knowledge but also want readers to expand on that knowledge by picking up my e-book. Make sure you include your sites link in the author bio this will also build up backlinks. After the initial five I advise at least writing one article a day to submit, ideally Id say get around 500 unique articles in directories as soon as possible, but make sure they are relevant and well-written; do not cut corners with SEO.

- Once again be patient and be willing to wait a while to see the results of your work. Is forum posting really a trite time expenditure for bored people? Oh, come on...surely you can see the potential value in forum posting. While there are a number of facets that go into increasing traffic to a blog, links remain one of the most important aspects. This is because every link to your site that exists on the net counts as a vote towards your Google page rank. The more links that you have on the net the higher your ranking will be in the search engines which means more people will discover your blog.

The process is easy: simply join the message boards you are interested in (they are almost all free) and add links to your blog in the messages you post on the board. You can place links in the body of your messages or you can leave them in your message "signature" as well. In time, the search engines will deep scan the web and find those forum links. Yes, they add up and yes, they count for search engine optimization!

It is always best to stick with the forums/message boards that have high page rank as links on such forums will be indexed by Google rather quickly. Link and chain?) Basically, you would create a term for the link (say "Comic book blog") and highlight the term. Then, click on the link icon and type in the URL of the box provided. Voila! Now, you have an instant link!

If there was one caveat to put forth it would be not to spam any message boards. This will lead to your messages being deleted and your membership to the board being revoked. But, if you contribute to the message board with quality and interesting posts then your presence will be appreciated and your links will probably remain safe!

One of the factors that affect our site's ranking in search engines is having backlinks or inbound links (IBLs) linking back to our sites. This is a highly sought after factor for high SEO ranking, so much so that some people are willing to pay money to get a high ranking. So, how can this be achieved?

  1. Placed Links These are links that YOU can place intentionally by yourself. This is the easiest and most used method that I employ these days to increase my number of backlinks to my blog or websites so as to improve your SEO rankings. You can do this by several ways:

    i. Submitting to Article Directories - When submitting articles to directories, submit to directories that have at least a page rank of 3, like www.ezinearticles.com. This is a great article directory and when your quality articles are copied to blogs or other article directories, you link could get "viral" very fast and you could gain up to 50 backlinks with just one article.

    ii. Posting in Forums & Comments- When you write a post in forums,for your signature, just post your blog or website link and anchor the text. This will create not only a free back link but when people read your forum post and they like what you post, it will attract them to click the link and you "drive" traffic to your blog. There are many forums out there. Register and try out: www.warriorforum.com.
    Another method is to post comments in blogs and include your signature and a backlink back to your website or blog.

    iii. We can post our blog post to social bookmark sites like www.digg.com, del.icio.us, www.reddit.com. Of course you can post to many other social bookmark sites.   2. Link Requests You can find sites that are related to yours and send them an email asking them to link to your site. It does work sometimes, so if you're up to the task, go for it. If the website is high in page rank in Google, this will definitely boost your SEO ranking in search engines like Google.
  3. Paid Links You could buy a review from paid review sites like www.reviewme.com. A tip on paid links is to search for sites that rank in the top 10 of your keywords. Find a page that ranks well, but that is not in competition with your site, and send an email to the webmaster, offering cash to add a link to your site from the web page. You can offer $20, $50, $100, or whatever you think is fair.

Why should you optimize your website for not so competitive keywords as a rookie webmaster? Most new webmasters start optimizing for very high competitive keywords, because they want to hit the jackpot.

Nevertheless they will not rank at all for any little competitive keyword, because there website is new and it probably it has no trust at all. I have some beginner and advanced webmaster seo tricks, which you can use to gain some traffic when launching your new website, and to start making some money of your website.

When you starting a new website or weblog, no one knows about it. So you can do a lot of work, with link exchange, submit your blog to directories and submit your rss feed to any website. But there are better ways to make a stable traffic source, like optimize your website for not competitive keywords. When you start with 3 phrase keywords with weird synonyms or something, you can rank easily on these 3 phrase keywords. Because no one wants to rank on them, they just start off with high competitive keywords. Do not forget to use not competitive keywords in your title tags because with this seo trick you can hit the number one spot easily.

So your great new website can rank on number one easily on these keyword phrases and start to gain some traffic. Don't expect much traffic, but a website without traffic in any months is NOT fun to make or update. That's why most people quit there website or blog within 3 months because they are not motivated to go further if no one reads there content.

Now you are on the number one spot (maybe 2,3 or 4) but you gain traffic, and a small amount of people know your website. Maybe some webmasters will start linking your website, and your website will growing with backlinks and trust.

After a few months you still gaining traffic and when your website or blog got enough trust of google, it will climb up the results on very competitive keywords. Then all your old content and articles are going to rank on synonyms of your synonyms :) When you used a synonym of a very highly competitive keyword and it starts ranking on the original keyword you will be a very happy webmaster, with still a lot of motivation.

In essence there are only two types of optimization, intentional optimization (the words and key phrases you aspire to attain) and the unintentional key phrases (otherwise known as long-tail) optimization. The first typically occurs through meticulous keyword research, building backlinks, link hunting (browsing through your competitors links and looking for patterns, similarities, tactics, etc.) as well as employing various website promotion strategies to catapult your site into the top 10.

The other type of optimization comes through semantic relationships of the keywords your pages are optimized for (or your competitors) triggering responses from search queries and giving the one with the most relevance (or backlinks with the keyword in question in the anchor text) the vote of higher search engine positioning.

One example of intentional optimization are when companies strategically purchase or use a URL with the keywords in the name. Although this is slightly off topic, it deserves a sentence or two to at least bring the tactic to light.

For the sake of elaboration, a website with a keyword in the URL typically has precedence over sites that do not have those keywords in the name (title or description). For this reason strategically it makes sense that if you wanted to rank for a term from the start, then you may wish to consider purchasing a domain with the keywords in the title. Owning the URL and not hosting your site there (just pointing at your current domain through domain forwarding) is not as effective as actually hosting your old site there and performing a 301 redirect at a new keyword-rich URL to give the new address a dose of link love and juice from your previous link building efforts. This is only one of many types of intentional optimization utilized for website positioning.

Another example of intentional optimization is through the use of deep links to give your internal pages more ranking potential from using the key phrases that comprise those internal pages as the anchor text (the text used in the link) for link building when you are developing backlinks from related or authority websites. This of course is nothing new, and when applicable you can control what is in the link instead of click here, depending on the website, if it's a directory, a press release or article. The ideal method of course is writing an article and using the author's resource box to add your leading keyword as a hyperlink to you site or in the instance that it's a blog post, you ultimately get to control the hyper link, the page it points to and the text used to link. For this reason, blogs are the hands down best choice for building links using a platform like word press which by default works wonderfully for optimization purposes if employed correctly.

In any case, this revolves around intentional optimization. The icing on the cake comes later when you realize that if you optimize enough terms that are less competitive, your site begins to move up the tail (the rungs of associated keyword combinations) so to speak and starts to rank for terms with higher relevance and traffic over time as the process gestates.

As a result, it is not uncommon to begin toppling associated key phrases, based on the strength of your content and optimization method. In laymans terms, if you are targeting a category for search engine positioning, the logical thing to do is use "exact match phrases" in the description and body copy when applicable. This creates an association with your site when those same queries are searched for online, much like a signal flare calling in the search and rescue team.

The glue between on page optimization and off page optimization is the volume and quality of the backlinks your pages receive from other websites. Controlling how your website is linked to can mean the difference between you ranking for "click here to visit" or "your main keywords", so if the links pointing at your pages happen to have those same "exact match phrases" your pages are geared toward, then guess who is going to rank higher (at least in some search engines, mainly Google based on personal experience) which is great, for intentional search engine positioning.

Another by-product is, since you know that this process is the underlying basis of ranking higher in search engines (at least for the time being, until other methods are in place to determine relevance). Then choosing the right words for link building are far more important than just making an assumption and using any old text for link development.

As an example, according to word tracker (a keyword research tool), the term search engine optimization for example has a daily search volume of 14,329 per day (which is an extremely high search volume). However if you add one word to it like search engine optimization company or search engine optimization services for example the daily search volume is 323 a day and 292 a day respectively, quite a decrease from the root phrase.

In addition to that, the competition for those terms is also proportionately less than the root phrase. So say for example that you wanted to get a piece of the action and optimize that keyword for your website, the last place you would want to start is at the top of the food chain. Its almost like a newborn hatchling trying to take on the king of the jungle, at very best its amusing and typically results in a frustrating exercise in optimization.

However, on the other hand, if you start at the bottom of the chain and work your way up, chances are you will amass numerous top 10 positions, grow your traffic organically within the realm of that keyword and unintentionally optimize several keyword combinations as a result of covering the pivotal terms (through exact match, anchor text link building) which would later be used in unison during long-tail or more specific queries from prospects performing searches.

So, ideally one should always try to start small and work your way up the chain but also try not to overuse the secondary lesser terms too much otherwise you may only be able to rank for them specifically in that exact order. One remedy is (a) use the root phrase in the descriptions and on page (b) build links with the secondary terms to cover your bases. This becomes apparent later if you try to optimize the less popular terms first and then attempt to go for the main meat and potatoes which is in my opinion more difficult.

By keeping your descriptions and titles lofty with the supreme goal in mind, when you do hit the appropriate digital density to topple the equation in your favor, your pages are already-ready-already as you grow your site into those proverbial key phrases / shoes.

So, remember, dont think like a hatchling, trying to take on a lion at this point is futile, grow your keyword list and strategically acquire rankings (one key phrase at a time) and eventually you will attain the top ranking keywords in your niche.

In the meantime, aside from discouraging others trying to figure out just how you climbed that ladder, your job is to stay ahead of the pack and keep abreast of the next emerging high search volume keywords that can rank all the way to the bank. Catch the wave in time, and you can ride it all the way to the shore and have just enough time to capitalize on it before it spirals down the chain.

The 5 Most Effective Marketing Strategies for Real Estate Investors

Having been involved in real estate investing for little while now, I've become very familiar with various marketing strategies. And along the way, I also found out which methods generated leads, and which ones didn't.

One thing to note is that everyone will experience different results with their respective marketing campaign. Two different people in the same market could be doing the same exact thing and get very different results.

And two different individuals, in two different markets can get similar results. That's just the nature of the beast.

But there is a secret to this; there is no secret! You have to test each strategy in your particular market to find out which one works for you. And when I say test, I mean test.

For example, don't send out 5,000 letters to a mailing list that you've never tried. That defies all common sense. In that example, I would send out 200 letters and see what the results are before diving in headfirst.

I recommend that you apply this methodology across all the strategies below until you find the one that works the best for you.

So, in my opinion, the following are the top 5 real estate marketing strategies (in order of effectiveness and quality of leads):

1. Apparel/Human Advertising
2. Direct Mail
3. Cold Calling
4. Bandit Signs
5. Newspaper/Yellow Page Ads

Apparel/Human Advertising

This is my favorite way to generate leads. Why? Simple. Because leads come to me, instead of me chasing them. Let me first explain what "apparel/human advertising" is. I define it as "wearing your business," meaning that you display and promote your services on your apparel and clothing.

I simply put on a shirt that markets my services whenever I go out -- to the mall, grocery store, post office, doctor's office, etc. -- and people come up to me to talk about real estate and their specific situation. It will surprise you how many people will approach you.

And the quality of leads is also high. You know why? Because people instantly and clearly know that you are a real estate investor and will only approach you if they are serious.

For example, I wore my "Private Lender" t-shirt the last time I visited my doctor. Once he read my shirt, he couldn't stop talking about real estate and how he has been looking for places to invest his money. Bingo, now he has the answer, and I secured another private lender to my stable.

And guess what? He has other friends who are doctors, dentists, and lawyers who have money to invest. Now you can see why I like this strategy so much.

  • Most inexpensive method
  • Instant, direct way of telling people what you do; face to face contact
  • Only works if you wear the apparel
  • Only works where you are

Direct Mail

There are several ways to employ a direct mail campaign. I've attended several seminars run by real estate "gurus," and each guru will swear by their own program. So, being the pragmatist that I am, I tried a majority of them.

I've ran marketing campaigns using postcards, handwritten letters, professional letters, and even USPS priority mail. Out of all the campaigns, handwritten letters generated the most leads.

On a good campaign, I received 25% response, which is astronomical. Don't expect this high of a response rate every time. My average response rate hovers around 10%.

  • Direct mail isn't cheap. It is the most expensive strategy.
  • You must choose your mailing list wisely and get it from a credible source
  • Depending on the list, you will receive letters that could not be delivered
  • Most homeowners will respond only after multiple mailings (experts say 7 contacts is the magic number).

Cold Calling

How many people can truly say that cold calling strangers is something that excites them? Probably not many, because most people inherently avoid unfamiliar territory. It's time to get past that fear and get out of that mindset, because cold calling is by far one of the most effective strategies out there, especially if you are going after the preforeclosure market.

First, you need to get a list of individuals to call. If you are marketing to preforeclosures, there are several services that will provide phone numbers of homeowners facing foreclosure. Second, you need to practice your call script. Know what you want to say and how to respond to objections. And practice this over and over until it is second nature--and then practice once more. You get the point.

Being able to respond intelligently to the homeowner's concerns will build credibility and rapport. Those are the two most important things to construct during a cold call. Remember, you are a stranger who they know nothing about.

Thirdly, be able to prescreen each caller efficiently and effectively. Gain a true understanding of their situation, and obtain enough information to analyze the property to see if it fits your criteria. And finally, if the property meets your criteria, be able to close, whether it means getting an appointment to view the property or actually agree to sales terms.

  • Very effective -- when you get in contact with homeowner
  • Targeted to only those you want to market to
  • Easy way to build rapport with homeowner due to personal contact
  • Calling strangers asking to buy their house is not on the top of most people's list
  • Can be time consuming and can only market to people you actually talk to

Bandit Signs

If you're not familiar, bandit signs are those PVC signs you might see plastered around town, reading "I Buy Houses, Any Condition, Any Price." They are usually attached to wooden posts near busy intersections.

Before you go putting these signs up, check with your city's rules and regulations because bandit signs are illegal in many cities. You can be fined heavily if caught.

The effectiveness of bandit signs is up for debate. A few years ago, I would have said that bandit signs worked great. But now they are everywhere and commonplace, people might be numb to them. Nevertheless, if you are the only sign posted, people will notice.

And if you pepper your farm area heavily, you will generate leads from bandit signs. Bandit signs are relatively inexpensive, roughly $2/sign, and you can hire people to post them. But you might have to have to put the signs up every 2-4 weeks, depending on how fast the "sign police" in your market do their clean sweep of the area.

  • Inexpensive strategy
  • Can reach a broad audience if you want
  • Not targeted; "shotgun" approach
  • May be illegal in your city
  • Frowned-upon by some individuals as "eyesores"

Newspaper/Phone Book Ads

Like all service providers, placing an advertisement in the newspaper or phone book is always an option. But let me stop you here. This type of marketing has been by far the least effective method for me. It is expensive, sometimes prohibitively costly depending on your market, and is not targeted.

Sure, it can reach a broad audience, but is not worth the cost of the ad for me. And like all other ads, you will be clumped together with all other companies that provide similar services. So it's hard for you to stand out, relative to the other marketing strategies already covered.

Like I said, I've had very bad results from placing these type of ads. So bad, that for one of my phone book ads, I only received 2 calls over the course of a year. And one of them asked me if I buy mobile homes! That might be an opportunity for some investors, but that doesn't float my boat.

  • Can reach a broad audience
  • Very costly
  • Not targeted
  • Doesn't generate quality leads (for real estate investor purposes)

Now that I've covered the top 5 marketing strategies, I hope that you have a better understanding of what you want to employ in your business. But remember to test more than one strategy in your market to see what gets you the best results. This is the only way that you will find what works in your market. Go out there and make it happen!
